  • Minor Improvemnts Increase Value

One of the most vital things you can do to boost value to your property, as well as the most cost-effective, is to give the external of it some care. When a potential buyer turns up at your property this is the first thing they will notice, if it looks dirty and is in a mess this could put them off. With so many homes for sale in the housing market these days, first thoughts can mean a lot. Step away from your property and try to look at it from a prospective home buyer's view point. What does the landscaping look like? Is the lawn mowed and neat? Does the property look clean and neat? In today's market there are many ways to raise the curb appeal of your property, but keep in mind that not all inevitably add greater resale value but just add a nice aesthetic touch to your home. It has been shown that giving a good first impression can add up to 10 percent to the value of the property.

    Door Appearance

Your front door is the doorway into your property, so it is going to be one of the first things a prospective buyer will see. If there is nothing distinctive about your door, try replacing it with a lead glass insert door or by placing decorative details around the entry door. Consider installing sidelights, they are useful as well as welcoming when you approach the house. By lighting the porch a small area can seem more spacious and less formidable. Money-wise, you're not looking at a great value-booster, but this little modification greatly affects the first impression of a purchaser.

    Windows

Windows need to be efficient as well as attractive and a buyer will judge your home on both these points in mind Are your windows double-glazed? Different types of glass for your windows has different energy ratings, so are yours energy efficient? Are they free from cracks and do they lock easily? Think about all these factors if you decide to re-install your windows. Something else to consider is not just replacing but also upgrading to bigger windows which will let more light into the house, making the rooms look more spacious and open to the world. A dark house feels closed in and rarely appeals to a possible buyer, most buyers are looking for homes that feel spacious and welcoming.

    Landscape

Landscaping is a big part in the appeal of any property, so if your landscaping looks like it could do with an overhaul look at hiring a professional, or even try improving it yourself with items such as plants in nice plant pots. Things that should be left to the professional landscape architects and designers are the integration of sunrooms, patios and decking, for example, into the existing landscape. Up to 20 percent could be added on to the value of your property, which is the same is installing a new kitchen, so it is more than worth the cost of hiring a landscaper. An interesting fact is that mature trees have a powerful impact on the saleability of homes A few up-to-date nationwide surveys show that mature trees in a well-landscaped property can add to the value of a house by 7 to 19 percent.. I have several professional years in BC Real Estate and saw how small changes kick started a home in the Vancouver market!
